Rob’s first step into investing was accidental. In the middle of renovating his home, he spotted a new property he wanted. So he bought it and rented out his current one.

After years in the mobile home industry, Rob pivoted fully into real estate—getting licensed, working with investors, and eventually flipping high-end homes in Charlotte. By the early 2000s, he was averaging five flips a month. “I was printing money,” he admitted. But he was also taking on risk.
Then came 2007.

When the real estate crash hit, Rob was holding 26 high-end homes—all with mortgages. “It cleaned my clock,” he said.
He burned through savings. He reevaluated everything. And he realized: he had to get back to basics.
“Million-dollar homes don’t cash flow,” he said. “But $100,000 houses do.”
So Rob restructured. He focused exclusively on affordable starter homes—the kind he could flip, rent, or build for working families. It was his lane. And he stuck to it.
From 0 to 500 Properties
Rob launched his own property management company during a tough market. He got his first listing through a referral. That led to another. And another. Within one year, he was managing over 500 doors.
How?
He did things differently.
Instead of trying to serve everyone, Rob focused solely on landlords. He treated them as clients and prioritized protecting their investment. Word of mouth did the rest.

- Read every day: If you’re not feeding your mind, you’re falling behind.

- Stick to your lane: Define your strategy and double down. Don’t get distracted.
- Burn the bridges: If you want something, go all in. No backup plan. No halfway.
